How to add a property listing for sale or rent

Add a property for sale or rent in Estate CRM, with price and VAT, area and map pin, title deed, features, a bilingual description and the owner.

This article walks you through adding a property, from the first draft to a listing that is on the market and ready to share with buyers and tenants.

Every role can add and edit listings. Only Owners and Managers can delete them.

How do I start a new listing?

1. Open Properties in the sidebar and press New listing.
2. Fill in the sections described below. You can save it as a draft first and complete it later.
3. Press Create listing. The listing gets its reference number (with your agency’s prefix), and you go straight to adding photos.

What goes in each section?

• Basics: Offered (for sale, for rent, or both), Property type, Status and Listing agent.
• Price: Sale price (€) or Rent (€) with its Rent period, VAT (+ VAT, VAT included or No VAT), Price on request, Negotiable, Commission (%) and Communal fees (€). Use whole amounts.
• Location: the Area (for example a district of Limassol, Paphos, Larnaca or Nicosia), Address, Postal code, and a pin on the map. Click the map to drop the pin, then drag it to adjust. Show on portals as chooses whether the public sees the exact spot or an area within 250 m, 500 m or 1 km.
• Details: bedrooms, bathrooms, covered area, plot and veranda in m², floor, year built, parking, pool, furnished, Condition (for example resale, key ready or off plan), Title deed and Energy class.
• Features: views, outdoor, interior, security and more.
• Title & description: one per listing language. Leave the title empty and one is made for you, such as “3-bedroom Apartment in Germasogeia”. If your agency uses AI writing, press Write with AI once the listing is saved.
• Publishing, owner & internal: Publish to (your website and portal feeds), the Owner (seller / landlord), Internal notes, Labels, and links to a virtual tour or video. Internal notes are only for your team and are never published.

What does a listing need before it goes on the market?

A Draft can be incomplete. Any other status needs an Area and a price, or Price on request.

Only Available listings go out to your website and portals. Drafts, sold and withdrawn listings drop off automatically. To change the status later, open the listing and use Change status.

What happens after I save it?

The listing page shows Matching buyers & tenants: clients whose requirements fit this property. See how matching works.

Next, add photos and floor plans and send a brochure or share link.

Is there a limit on listings?

The Starter plan includes up to 300 listings. Professional and Enterprise have no limit.
