A buyer walks through a home with you, then gets back in the car with three other agencies' leaflets on the seat. The next evening they sit down to compare. What they remember is what they can hold or open again, and whether it looks like it came from a professional.

That is the job of a brochure. In EstateCRM you make one from the listing itself: open the property, press Brochure, choose the layout and the PDF is ready. There is no separate design file to keep up to date and no copying details into a template.

What goes into an EstateCRM brochure

Every brochure is built from the listing and your agency settings:

  • Your brand. The logo, brand colour and agency details you set once in Agency settings appear on every brochure.
  • The agent's contact details, so the client knows exactly who to call.
  • The listing's photos and public details. Internal notes, the owner, your commission and your custom fields never appear.
  • An optional watermark. If the owner switches on the photo watermark, your logo is added to the photos the public sees, while the originals stay clean.

There are two layouts. With photo pages is a full brochure with a gallery. One page is a single-page summary, handy to print for a viewing.

Because the brochure comes from the listing, a new price or a better photo is in the next PDF automatically. Change it once and every brochure after that follows.

What makes a good brochure

The layout is handled for you, and the content still comes from your listing. The best brochures share a few qualities:

  • A strong first photo. The cover image does most of the work. Choose a bright, level, uncluttered shot of the view or the main living space.
  • Honest, complete facts. Bedrooms, bathrooms, covered area, plot and key features. Buyers compare brochures side by side, and a missing number looks like something to hide.
  • A description that reads well. Short paragraphs about how the home feels to live in, the light, the garden, the walk to the shops. Leave the long list of features to the facts.
  • Clear contact details. One agent, one phone number, one e-mail address.
  • Consistent branding. When every brochure looks the same, clients start to recognise your agency before they read the name.

If the brochure looks thin, the listing usually is too. Filling in the details properly improves the brochure, the share page and everything else built from the listing at the same time.

Share pages for clients on their phones

A brochure is ideal on paper or as an attachment. Many clients, though, look at property on their phone, from a link in a chat. That is what share pages are for.

A share page is a web page for one listing, made to send by WhatsApp, Facebook or e-mail. Press Share on a listing that is available or reserved, choose a contact or leave it as a general link, and send it. The client sees photos, the price, key facts, the description, a mortgage calculator and an enquiry form. The map shows the exact spot or only an approximate area, as you set on the listing.

Share pages bring two extra benefits:

  • You can see interest. Under Shared before, each link shows who it was for and how many times it was opened. A link opened four times since last night is a good reason to call this morning.
  • Enquiries come back to you. When someone uses the enquiry form on a page you sent, the enquiry arrives as a lead and goes to you, the agent who sent the link.

Share pages are kept out of search engines, and once a listing is sold, rented or withdrawn, its page stops showing the details.

Both come from the same listing and carry the same branding, so the choice depends on the moment:

  • Print a one-page brochure for viewings, so the client leaves with something in hand.
  • Send a share link after a first conversation by message, when the client will look on their phone and may forward it to a partner.
  • Attach the full brochure when a client wants details to keep, for example to show a family member or an adviser.
  • Use share links when you want to know what happens next. The open count tells you who is still thinking about the property.

Many agents use both: a share link to start the conversation, and a brochure to leave behind after the viewing.
